How you’re paid
We pay you as a percentage of the monthly rent of the unit. The referral bonus is then paid in two equal installments—50% at signing and 50% after 60 days of active service.

How it works
Submit your referral
Share the owner’s contact info and property details. We’ll confirm it’s not already in our pipeline.
They sign
Once the new landlord signs our agreement, you receive 50% of the bonus.
60-day check
After 60 days of active service (live listing and accepting bookings), you receive the remaining 50%.

Bonus structure (50/50)
- Two installments: 50% of the referral bonus is paid when the new landlord signs our management agreement; the remaining 50% is paid after 60 days of active service.
- Active service means the property is onboarded, live on at least one booking channel, and accepting/hosting bookings for 60 consecutive days (reasonable maintenance blocks excluded).
Who qualifies as a referral
- The landlord is new to our company (not an existing lead, client, or prospect engaged in the past 12 months).
- The property is in our service area and passes compliance and safety checks.
- Self-referrals or referrals made by employees/contractors may be excluded unless pre-approved.
Clawback & adjustments
- If the owner terminates, pauses service, or the listing is taken offline before 60 days of active service, the second 50% is not paid and the initial 50% becomes subject to clawback (you agree to return it within 14 days, or we may offset against other payments).
- If the owner doesn’t go live or fails onboarding, no bonus is due.
- If multiple referrers submit the same lead, payment is made to the first verifiable submission we receive.
Payment timing & method
- Payments are issued via ACH (or another agreed method) within 15 business days of each milestone.
- Bonuses may be reported as taxable income; you’re responsible for any tax filings.
Program changes
We may modify or end the program at any time, but changes will not affect already approved referrals that have met requirements before the effective date of a change.
